An estate agency has two customers and only thinks about one
The buyer is the visible one: looking for a flat, filtering by area and price, requesting a viewing. But an agency's business is in the other one, whoever gives them the exclusive on their property, and that person comes to the website to see whether you are serious and whether you have buyers on your books.
Houzez is built for both, and what sets it apart from other property themes is that it does not stop at the listing: it brings the contact management system behind it.
The buyer's side
- Configurable search, with custom fields, radius, geolocation, multiple filters and a price slider, without reloading the page.
- Thirteen listing templates, among them the half-screen map view people expect today.
- Property pages with floor plans, virtual tours, a mortgage calculator and built-in contact forms.
- Maps with Google, OpenStreetMap or Mapbox, which is the way out when the Google bill grows.
The agency's side
Agent and agency profiles with their ratings and portfolios, a front-end dashboard for listing properties, and a contact management system tracking enquiries, deals and outcomes.
That last part is what usually goes missing. A property website without contact management generates enquiries that end in a shared inbox, and that is where they get lost. And if you are going to charge for listings (the portal model), it supports fees through PayPal, Stripe, transfer and WooCommerce, recurring included.
The work that does not appear on the product page
Getting the properties in and keeping them current. Almost no agency types its portfolio by hand: it lives in a management system and gets published to the trade portals through an exchange file. Bringing that into your site automatically is not included, and depending on the source format it can be a standard importer or bespoke work. It is the first question of the project, because it decides the whole timeline.
And duplicate content. If your same listings sit on two large portals with identical text, your site is the third copy and the one with least authority. What ranks an agency is not the listing, it is what exists only on your site: the area pages, the neighbourhoods, the buying guides.
